Purchasing a Preventative Maintenance (PM) Agreement from South Shore Heating & Cooling assures that your HVAC system will give you peak performance, grants you priority over non-PM accounts and gives you greatly reduced labor rates when emergency service is required.
Typical plans include an annual cleaning.
Most replacement parts are covered in the plan at no additional expense which is what sets us apart from the competition.

GAS FURNACE PLAN:
- Check & clean burners
- Check manifold gas pressure for proper BTU input
- Lubricate bearings
- Test safety shutoff response
- Check blower belt wear, tension & alignment and draft & flue for obstructions
- Check units for proper amperage & voltage
GAS BOILER PLAN:
- Check & clean burners
- Check manifold gas pressure for proper BTU input
- Lubricate circulator bearings
- Test safety shutoff response
- Check circulator rotor seal for water leaks and automatic fill valve for proper water pressure
- Check expansion tank & draft and flue for obstructions
- Replacement water parts are included in boiler PM plans
- Check units for proper amperage & voltage

- Replace pads, clean floats, pans & electrodes
- Check water sensors, filters & feed line

- Check heater & chamber
- Clean & adjust firing assembly, replace nozzle

- Test & adjust fire for optimum fuel efficiency

- Replace oil filter, lubricate all bearings
- Check circulator seal for water leaks
- Check automatic fill valve water pressure

-Turning on switches that have been turned OFF such as emergency switches, burner switch, circuit breaker or fuse.
-Anti-freeze is not included
-Any parts for a tankless coil or domestic hot water storage tank-Labor to drain, purge, vent or repair piping-Any labor or parts considered plumbing such as mixing or tempering valves
-Heat exchangers, cabinetry, ductwork, registers, radiation, fuel & water tanks, expansion tanks, electronic air cleaners & high-efficiency filters, external draft reducers, compressors and digital thermostats, refridgerant
